How do I create my property listing on Namakasi Property?
The first step is to download the PDF form from our website. Fill out the form online and e-mail it back to info@namakasi.com.
We will review your form and prepare the website real estate listing for you with the information you provided to us.
The pictures of your property can be e-mailed to us and we will post them on your real estate listing. During this process you have complete control to modify and edit our suggested listing description.
Your property listing will then be translated into German and posted on the German, Austrian and Swiss websites www.namakasi.de, www.namakasi.at and www.namakasi.ch.

How do I find the listing price for my real estate property?
The listing price for your real estate property should always reflect a fair market value. There are many ways to determine that market value. For example you could have your property estimated by a professional real estate estimator. Costs for such an assessment usually range around 500 CAD.
You can also do some research on your own and see what comparable real estates in your neighbourhood sell for. That will give you an idea what the selling prices in your area are. Just be careful as many properties are overpriced by realtors and owners. A listed price does not mean that the real estate actually sells for that price.
A good and easy way to determine a realistic selling price for your real estate is to take the assessment from your property tax bill and add 30 to 35% to it. In our experience that method works for most sellers and gives you a good feel for what your property is really worth on the market.
Your sale price may depend on many different factors. One of the most important factors is the current property market situation. Determining if you are in a current Buyer’s or Seller’s market will influence your listing price.
No matter what method you use to find your listing price always leave some room for negotiations with potential buyers.

How should I prepare my house for a showing?
Once you decided to sell your real estate and listed it with Namakasi you should look around you property and estimate if there are any measures you should take to make your property more attractive to potential buyers.
Now is the right time for the little patch up and cleaning jobs you always put of
- Clean out your rain gutters.
- Clean and fix dirty or broken siding.
- Clean up your garden.
- Get rid of garbage or not needed stuff in your garage, outbuildings and on your lot.
- Patch up your paint inside and outside the house where needed.
- Fix broken fixtures in the bathrooms and kitchen.
- Repair broken flooring.
- Fix broken windows.
Before every showing you should also follow some easy steps to improve the appearance of your home:
- Have all rooms clean and tidy. If possible clean and tidy up right before a showing.
- As a lot of potential buyers would like to have a look at the available closet space keep your closets as tidy as possible.
- Get rid of unnecessary memorabilia and decoration.
- Maybe put some fresh flowers on your dining table but do not use any artificial scents. A plate of freshly baked chocolate chip cookies on the kitchen counter sure makes for a great scent be we found no proof that it actually helps selling your home.
- Have your home on a decent room temperature. When your home is too cold or too warm your visitors might feel uncomfortable.

The usual commission rate for realtor is between 4% and 6%. Some clients may choose to pay the commission or arrange for the buyer to pay the commission. How do I negotiate a closed sale?
Negotiating price is crucial to closing a sale. Read all offers thoroughly to see if you are willing to accept the offer. Take in to consideration the inclusion and exclusion of the offer. When the closing will be and how much of a down payment you are willing to accept. The key to successful negotiation is to reach a “good agreement”.
It is rare for a buyer to offer the asking price even if they are ultimately willing to pay it. Most buyers will expect the seller to have some flexibility built into the price.
